When Buying a Item. It is best to do it in person. So you can see exactly what you are buying.

Selling do business in person, it's best to take only cash. as cashier checks an money orders are use to scam. you bank will clear a bogus cashier check or money order. This does not mean it is good.

Do not except over payments, and be asked to send the difference back to the overpay party, this is a scam.
lets say you have an item for sale,  the buyer e-mails or calls and says. Oh you want $500  I have a Cashier check or money order already made out for $2000  I will send it to you and you send me back the difference.. (don't do it)
Your bank will clear it, because it  is real, they might have made 100 copies of real money orders or cashier checks.
but in a few days, weeks or months the bank won't get the money, a bank cant verify these types of payments, the government handles a lot of them an it takes a lot of time.  and you will be in trouble

Running ads
Do not discriminate against anyone, there are heavy Federal and State fines, this means you can not
refuse to rent ot sell to anyone because, of race, religion, creed, color, gender, age, handicap.
Do not use terms like kids or no kids  children have rights too.  you can not say things like room for
rent Christian home. cant say things like apartment adults only or no kids, a high income neighbor hood,
